Facebook ads for real estate in Malta
The four property audiences, ad formats, housing ad rules and a simple 90-day plan.
Facebook & Instagram ads · Car dealers
Facebook and Instagram ads work for car dealers in Malta when each campaign has one job, such as selling the cars in stock, getting trade-in valuations or booking test drives, and every ad shows real cars with the price, year and mileage. A lead form with two or three qualifying questions, or a WhatsApp chat, collects the enquiry, and a salesperson replies within minutes. Ads that promote car finance must use Meta’s financial products and services category. Malta Digital runs Meta ads for dealers and measures test drives and sales, not likes or messages that go nowhere.

The short answer
Yes. Buying a car in Malta usually starts on a phone: people scroll Facebook and Instagram, compare cars in groups and on Marketplace, and message several dealers before they visit one. Ads let you put the right car, at the right price, in front of people across Malta and Gozo who are likely to be in the market, and bring them to you instead of to the dealer down the road.
What does not work is posting every car and boosting it for a few days. Dealers who sell from ads run a few clear campaigns, each with its own goal, and judge them on enquiries that turn into test drives and sales. The difference is in the structure, the details in the ad and, above all, the follow-up.
The problem
Most dealers know the pattern. An ad or a Marketplace post brings dozens of messages that say only “is it still available?” or “last price?”, and very few of them visit. Part of the reason is the ad: when it shows a photo and “DM for price”, the cheapest way to find out is to message, so people message ten dealers at once and visit the one that answers first with a clear price.
The second problem is mixing goals. One boosted post tries to sell a used hatchback, advertise finance and hire a mechanic at the same time, and Meta cannot learn who to show it to. Boosting also optimises for likes and comments, so the ad reaches people who enjoy looking at cars, not people ready to buy one.
The third problem is speed and handover. Messages arrive on a page inbox that nobody watches after 18:00, leads sit in Meta’s Leads Center for a day, and by the time someone calls, the buyer has already booked a test drive elsewhere.
The campaigns
Stock ads sell the cars you have now. A carousel of three to ten cars, each card with a real photo, the model, year, mileage and price, works well for used cars, and a short video walk-around works well for a single car you want to move. New arrivals are a variation that suits dealers who import used cars: show the cars that just landed before they go on the forecourt, and let people reserve a viewing.
Trade-in and valuation campaigns bring you sellers, and often buyers at the same time, because many people need to sell their current car before they buy. A lead form asking for the make, model, year and mileage of the car they own is simple to fill in on a phone. Test drive campaigns suit new cars and electric vehicles, where people want to try the car before they decide.
Run each one as its own campaign, with its own budget and its own way of measuring success: enquiries and test drives for stock ads, valuations booked for trade-ins. Service and VRT reminders for your existing customers are best handled by email, SMS or WhatsApp to your own customer list, with ads only as a small extra.
| Campaign | What the ad shows | Measure it by |
|---|---|---|
| Stock ads | Carousel or walk-around video with photo, model, year, mileage and price | Enquiries and test drives |
| New arrivals | Cars that just landed, before they reach the forecourt | Viewings reserved |
| Trade-in and valuation | A lead form asking for make, model, year and mileage | Valuations booked |
| Test drives | New cars and electric vehicles to try before deciding | Test drives booked |
| Car finance offers | Monthly example and clear terms, in its own campaign | Declared as financial products and services |
The rules

An ad for a car is a normal ad. An ad that promotes a loan or long-term financing, including car finance, is treated by Meta as an ad for financial products and services, and Malta is on Meta’s list of European countries where these credit ads must be declared in that special ad category. Ads that should be declared and are not can be rejected.
When you declare the category, Meta switches off some targeting: you cannot target by age, gender or postcode, lookalike audiences are not available, and location targeting works with a radius of about 15 km at minimum. On an island the size of Malta that radius already covers most of the country, so the practical effect is that the ad itself, with the right car, the right monthly example and clear terms, does the filtering.
Keep finance offers in their own campaign so the rest of your ads keep full targeting, and make sure the terms in the ad and on the page are accurate and complete. If you advertise jobs, such as a mechanic or a salesperson, that is another special category, employment, with similar restrictions.
Showing your stock
Real photos sell cars. Shoot every car in the same clean spot, in daylight, from the same angles: front three-quarter, side, rear, interior, dashboard with the mileage, and any detail that matters, such as a panoramic roof or a new set of tyres. Put the price, year, mileage, fuel type and transmission in the ad text or on the card. A clear price removes most of the “last price?” messages and brings people who can afford the car.
Meta also supports vehicle catalogs for automotive inventory ads. You upload a feed of your cars, usually from your website or stock system, and Meta can show each person the cars they looked at or similar ones. It suits dealers with a larger, changing stock and a website that lists every car with the Meta Pixel installed. Check in Commerce Manager what is available for your account; for a smaller dealer, a well-kept carousel updated every week does much of the same job.
Short vertical videos are underused. A 20–40 second walk-around filmed on a phone, with the key details as captions and someone pointing out what matters, often brings better enquiries than polished photos, because it feels like a viewing. Keep a full-height version for Reels and Stories.
Proof
This is a lead generation campaign we ran on Facebook and Instagram from 1 May to 25 July 2026. It brought 478 form leads from €4,625.31 of ad spend, which is €9.68 per lead, on a €6.00 daily ad set budget. The screenshot is straight from Meta Ads Manager, with the ad set name blurred.

Lead quality
An instant lead form brings far more enquiries than a website, because Facebook fills in the name and phone number for the person. The way to keep the quality up is in the questions. Two or three short multiple-choice questions are enough: which car or type of car they want, when they plan to buy (this month, in the next three months, just looking) and whether they have a car to trade in.
Add a question about finance only if you offer it, and keep the answers simple, such as “paying in full” or “interested in finance”. Choose Meta’s higher-intent form type, which shows a review screen before the form is sent; it brings fewer accidental leads. A short line in the form saying who will call and when, “one of our team will call you within the hour during opening times”, also improves how many people answer the phone.
If you would rather sell in conversation, a click-to-WhatsApp ad opens a chat with a ready-made first message, such as “Hi, I’m interested in the 2021 hatchback, is it still available?”. Reply with the price, two photos and two test-drive times, and many of those chats turn into visits.
Follow-up

Send every lead straight to the phone of the salesperson who will call, with an instant WhatsApp or SMS confirming the enquiry. Call within minutes during opening hours and offer two specific times for a viewing or test drive. Buyers who message several dealers usually visit the first one that gives them a clear answer and a time.
After the visit, record what happened: no answer, viewing booked, test drive done, sold. Sales often happen weeks after the first enquiry, especially when finance or a trade-in is involved, so a simple CRM, or even a shared sheet, is the only way to know which ads really sell cars. Feed those results back into Meta where you can, so it learns who buys, not just who enquires.
Do not forget the people who did not buy yet. A small retargeting campaign for people who viewed your stock pages or watched your videos, and a message when a similar car arrives, brings back buyers who were not ready the first time.
Targeting
For most dealers, the whole of Malta and Gozo is the market, so start broad: the country as the location, adults as the age range for normal stock ads, and Meta’s Advantage+ audience to find people likely to enquire. The car, the price and the words in the ad do the targeting better than interests such as “cars”. Buyers in Gozo will cross on the ferry for the right car, so do not exclude them unless you cannot deliver or show cars there.
Your own data is the most valuable audience. People who visited your stock pages, watched most of a walk-around video or messaged you before are much more likely to buy than strangers. Past customers, uploaded where your privacy notice and consent allow, can be excluded from stock ads or reached with trade-in offers when their car is a few years old.
For budget, start with enough to judge each campaign within a few weeks rather than spreading a small amount across every car. Our Meta ads management starts from €1,249 a month plus ad spend, excluding VAT; we agree the ad budget with you based on your stock and how many enquiries your team can handle.
How we do it
We start with your stock, your margins and your sales team: which cars you need to move, what a sale is worth, and who answers leads. Then we set up the campaigns, the photos and video brief, the lead forms or WhatsApp flow and the Pixel and Conversions API, and we put finance offers in their own correctly declared campaign.
Each week we review enquiries, test drives and sales with you, not just clicks, and move the budget to the cars and campaigns that sell. Our case studies show the kind of results we report, straight from Ads Manager.
