Facebook ads for real estate in Malta
The four property audiences, ad formats, housing ad rules and a simple 90-day plan.
Facebook & Instagram ads · Trades & home services
Facebook and Instagram ads bring contractors and home service businesses in Malta steady quote requests when the ads show real finished jobs, offer one clear next step such as a free site visit or quote, and use a lead form or WhatsApp that asks the locality, the type of job and when it is needed. Someone calls back within the hour to book the visit. Ads for home repairs can fall under Meta’s housing special ad category, so the ad itself must do the targeting. Malta Digital runs these campaigns and measures site visits and jobs won, not clicks.

LocalityJob: Repair · Renovation · InstallWhen: This month · LaterRequest a visitContractors and home service businesses in Malta get quote requests from Facebook and Instagram ads by showing real finished jobs, offering a free site visit or quote, asking the locality and job type in a short form or WhatsApp, and calling back within the hour. Repair ads may need Meta’s housing category. Malta Digital runs these campaigns and tracks jobs won.
The short answer
Yes. Homeowners in Malta and Gozo look for builders, plumbers, electricians, aircon installers, solar installers, kitchen and bathroom fitters, roofers, painters, gypsum and tiling contractors, cleaners and pest control on their phones, and much of that looking happens on Facebook and Instagram. Many also ask for recommendations in local groups. Ads put your best work in front of people in your service area before they ask, and a short form lets them request a quote in seconds.
The businesses that do best treat ads as a quote machine, not a brand campaign. One offer, one clear service, real photos of jobs you have done and a fast phone call afterwards. When those four things are in place, ads become a way to plan your diary weeks ahead instead of waiting for the phone to ring.
The problem
The typical contractor ad in Malta is a boosted photo of a van or a logo with “Call us for a free quote”. It gets a few likes from friends and almost no enquiries, because it shows nothing a homeowner can judge you by. People hiring a contractor want to see that you do neat work, turn up and finish on time. A logo tells them none of that.
The second problem is the lead. A form that only asks for a name and number brings people who want a price for “a bathroom” without saying where or how big. You spend the evening calling people in localities you do not serve, for jobs you do not do, and conclude that Facebook leads are bad. They are not; the form was too open.
The third problem is speed. A homeowner who sends a request at 20:00 usually sends the same request to two or three contractors. The one who calls first, sounds organised and offers a time for a visit usually wins the job.
The offer
Very few people hire a contractor straight from an ad. They take a first step: a free site visit, a free quote from photos, a free survey for solar or a servicing appointment for an aircon unit. Make that step the offer, say exactly what it includes and how soon you can come, and the ad has a clear job to do.
Where you can, give a price guide. A “from” price per aircon unit serviced, or for a standard bathroom renovation, filters out people whose budget does not fit and makes the ones who enquire more serious. Use your real prices; if every job is different, say what affects the price instead, such as size, materials and access.
Avoid vague promises such as “best prices in Malta”. Specific beats clever: “Roof waterproofing in the north of Malta, free inspection this month, booked within 5 working days” tells people what to do, where and when. If you only take a certain number of jobs a month, say so honestly; it is a good reason to act.
Seasons

Many home services in Malta follow the weather. Aircon installation and servicing peak before and during the long, hot summer, so start those ads in spring, before every installer is fully booked. Roof waterproofing, membranes and gutters matter most at the end of summer and in autumn, before the first heavy rain; a September campaign catches people who remember last winter’s damp patch. Pest control rises with the heat.
Other services follow life events and money. Kitchens and bathrooms are planned all year, often around moving into a new flat, so run them steadily. Solar panels and batteries see interest rise when a government grant scheme is announced; if a scheme is open, say so accurately and link to the official source rather than quoting figures that may change. End-of-tenancy and deep cleaning follow the rental market and the summer letting season.
Plan the calendar with your own records: look at when the phone rang most in past years and start ads a few weeks before that, not when you are already busy. Slow months are the time to run ads for the services that keep your team working all year.
Making the ads
Show finished work, ideally your own. A carousel of five real jobs, each with the locality and what was done (“Bathroom renovation, Naxxar, 3 weeks”), works far better than stock photos. Before-and-after pairs are powerful for renovations, cleaning and painting, as long as they are real jobs and the client has agreed. A 15–30 second vertical video walking through a finished kitchen or showing the team protecting floors and cleaning up says “organised” better than any slogan.
Say who you are in the ad. Many homeowners in Malta prefer a named, local business with a phone number and a real address over an anonymous page. Mention how long you have worked, the localities you cover, warranties you really give and whether you are licensed where a licence is required.
Keep separate versions for Reels and Stories, where the screen is full height, and for the feed. Refresh the photos every few weeks; you finish new jobs all the time, and a fresh job from this month beats a perfect photo from three years ago.
Proof
This is a lead generation campaign we ran on Facebook and Instagram from 1 May to 25 July 2026. It brought 478 form leads from €4,625.31 of ad spend, which is €9.68 per lead, on a €6.00 daily ad set budget. The screenshot is straight from Meta Ads Manager, with the ad set name blurred.

Where the lead goes
An instant lead form usually brings the most quote requests, because it opens inside Facebook or Instagram with the name and phone already filled in. Make it work harder with three questions: which locality the job is in, which service they need, and when they want it done. Multiple choice keeps it quick. Choose the “higher intent” form type, so people confirm their details before sending.
Click-to-WhatsApp suits Malta well for home services, because people can send photos of the job straight away, which often lets you quote without a visit. It needs someone to reply within the hour with the right questions. A quote page on your website, with a short form, suits bigger jobs such as kitchens, renovations and solar, where people want to see more work first; it needs a fast mobile page and the Meta Pixel and Conversions API.
Many contractors run a lead form for simple jobs and WhatsApp for jobs that need photos. Judge both by site visits booked and jobs won, not by cost per lead, because one won renovation can pay for months of ads.
| Instant lead form | Click-to-WhatsApp | Quote page | |
|---|---|---|---|
| Where people go | A form inside Facebook or Instagram | A WhatsApp chat with you | A short form on your website |
| Best for | Simple jobs, the most requests | Jobs where photos help you quote | Bigger jobs: kitchens, renovations, solar |
| What it needs | Locality, service and timing questions | A reply within the hour | A fast mobile page, Pixel and Conversions API |

The rules
Meta’s examples of housing ads include housing repairs, alongside property listings, mortgages and home insurance. In Malta and the rest of the EU, housing ads must be declared in the housing special ad category. That means no age, gender or postcode targeting, no exclusions or lookalike audiences, and locations with an expanded radius of about 15 km.
Not every home service ad is a housing repair ad, and Meta does not publish a full list. A cleaning service or a new kitchen may be treated differently from a roof or damp repair. If your ads promote repairs to homes, the safe choice is to declare the housing category; an ad that should have been declared can be rejected, and repeated rejections can restrict your account.
On an island this size the limits cost little. A 15 km radius around Mosta covers most of the main island, and Gozo can run as its own campaign. What makes repair ads work is not narrow targeting anyway, but a specific ad: the service, the area and the next step.
Follow-up

Call within the hour in working hours, and first thing the next morning for evening requests. Confirm the locality and the job, ask for photos on WhatsApp if they help, and offer two times for the site visit. Send a reminder the day before with the name of the person coming.
Send the quote quickly and clearly, with what is included, the timeline and how to accept. Follow up two or three days later; many jobs are won simply because the contractor was the only one who called back. Afterwards, ask happy clients for a Google review and permission to use photos of the job in your next ads.
Write down what happened to every request: reached, visit booked, quote sent, job won and its value. After a month you can see which services and localities bring profitable jobs and move the budget there.
Targeting and budget
Start with your real service area. If you cover all of Malta, target Malta; if your team only works in the south or only in Gozo, target that area, and say it in the ad, because location targeting reaches people who live in or were recently in the area. Keep interests broad and let the ad do the filtering.
Upload your past clients as a custom audience, where your privacy notice and consent allow it, and use them for servicing reminders and referrals rather than for your new-client offer. Run a small retargeting campaign for people who watched your videos or visited your website.
For budget, start with an amount that brings enough quote requests to judge within a few weeks, and focus it on one or two services rather than everything you do. Our Meta ads management starts from €1,249 a month plus ad spend, excluding VAT, and we agree the ad budget with you based on how many jobs your team can take on and what a job is worth.
How we do it
We start with the jobs you want more of, your service area, your capacity and what a job is worth. Then we gather your best job photos and videos, write the ads, decide with you whether the housing category applies, build the lead form or WhatsApp flow with the right questions, and connect the Pixel and Conversions API before any money is spent.
Every week we look at site visits and jobs won with you, not just leads, and move the budget to the services and areas that pay. Our case studies show the kind of tracked results we report, straight from Ads Manager.
